M33 offers companies the opportunity to create exactly the kind of working environment that supports their daily operations and meets the requirements of their specific field of activity. Not all spaces have been fully built out yet, which gives tenants the freedom to design a layout that suits their needs. At the same time, ready-made solutions are also available and can be put into use immediately if desired.

The spaces are suitable for a wide range of uses, including offices, healthcare services, clinics, studios, or companies that require specific technical conditions. The building’s technical systems and layouts have been designed to support outpatient medical care and to allow for the installation of specialized equipment or the creation of multi-level service areas.

“Based on the tenant’s needs, it is possible to create separate consultation rooms, procedure rooms, workspaces, and waiting areas. If required, water connections, ventilation or cooling solutions, and other technical elements essential for medical and healthcare services can be added.

M33 is an A energy class commercial building, which ensures energy-efficient operation, lower operating costs, and a consistent indoor climate throughout the building. All solutions have been designed with the goal of providing a comfortable and high-quality working environment over the long term.

Parking

Tenants and their guests have the opportunity, in accordance with the lease agreement, to use the parking area located on the Viimsi-facing side of the building, as well as the underground parking spaces (a total of 107 spots) throughout the year.

Free parking is available on Mähe-Kose Road, which runs parallel to the building, as well as in the parking area located on the Pirita side of the building. Parking conditions are regulated by the City of Tallinn.

Price includes

  • A spatial solution based on the tenant’s initial requirements according to the M33 standard solution.
  • Consultation with the building’s interior architect.

Price does not include

  • Custom medical technology solutions made at the tenant’s request, the implementation and financing of which will be agreed upon separately.
  • Administrative, maintenance, and utility costs.
  • Parking fee in the designated parking area for the building.
